    My pressure/temperature valve starting leaking recently. I tried turning down the temperature, but that didn’t help. I replaced the valve, but that didn’t help. I also installed a water pressure regulator and drew the pressure down well below the max level on the valve, but it still leaks (although there are no more moaning or knocking pipes).

    Important note: it only leaks while the burner is on – not while it is off. The vent at the top is located a few inches from the valve, and I have heard that the proximity of the vent being so close to the valve might be popping the valve… but I’ve been living with the water heater for 5 years, and it only became a problem a few months ago.

    Any ideas on what could be the problem?

    Think about testing for thermal expansion. All that is described in Tanklets under Temperature/Pressure Relief Valves.
