Just moved in to our first house. Has a brand new water heater, but hot water behaves strangely. I have the heater set for the highest temp. When you turn on hot water it will be super hot, after just a short period of time approx 1 min it starts to cool, about 5 min into a shower you have to have the heat turned all the way up to get lukewarm water. Lukewarm water seems to be available for awhile though. If you turn the shower off and wait a minute, like a literal minute, you can turn the hot water back on and get steamy hot water again. I believe its a 40 gallon tank for the heater, and clearly its doing some heating, but anyone have any idea why this would be happening? this is a 40 gal rheem gas heater.
