    2.5 yr old gas water heater in 2nd floor attic. Master is on ground floor. My wife took a bath yesterday and the best the water would do is luke warm. Other times, there is a normal amount of hot water. Problem occurs summer as well as winter. Never know when a deficiency is going to occur. Help !!!

    It sounds as if you have a deadband problem. That means that there is enough variance in the function of the control that it sometimes lets water cool off quite a bit before the tank fires to heat the water back up to the control setting. It is not considered a defect by the manufacturers, so you probably can’t complain to them and expect a solution.

    However, if you run some hot water, say ten minutes before you’re going to shower, that will make the tank fire and it will heat properly.

    I have this problem with my own tank and it’s unpredictable. Most of the time, shower water is fine, but occasionally I get a lukewarm shower.
