Reading manual …

Both units are direct vent, they require 120V blower. You might consider noise level if water heater located next to bedroom.
Intake and vent both appear to run to exterior of home, so louvered door might not be issue.
Amount of BTU draw should be added to other gas appliances (furnace, stove, dryer) to make sure gas meter can handle usage without causing other appliances to shut down when water heater turns on.
