Ok Increased the pilot light. Lit heater and it heated up and we got hot water. It burned about 20 minutes and then when burner went out so did pilot. Relit it again and when burner went out, Pilot stayed lit. This is happening off and on. Sometimes when burner goes out-no problem, other times it goes out also.

Since tanks are old and regulator is also, thinking this might be my next step to replace those. ????? What do you think.
