Hello: Chemical reactions are roughly doubled for every twenty degree F rise in temperature. That might explain why there is trouble only on the hot side so far. As to PEX being rodent candy, it seems more like urban legend. I’ve only heard of one case from a legitimate source that saw this problem. Still, what I’ve done is to run the PEX in flexible conduit when it’s in a known ratty area. >oo<

Your water report doesn’t ring any alarms. Manganese can cause problems with copper, but you report looks good. Here is a link to the Copper Development Association. Look under resources and then technical reference library. http://www.copper.org/ It might be bed time reading. 🙂
